Commercial Project Information

The 2024 Ohio Building Code will be effective March 1, 2024 for Commercial / Non-Residential projects.   Any projects submitted prior to March 1 will remain under the 2017 Ohio Building Code for plan review and inspections.   More information can be found from the Ohio Board of Building Standards Memo here.

Code update and current code information for the Ohio Building, Mechanical, and Plumbing Codes can be viewed at the Ohio Board of Building Standards webpage here.

The current codes and common referenced standards effective March 1, 2024 are as follows:

  • 2024 Ohio Building Code
  • 2024 Ohio Mechanical Code
  • 2024 Ohio Plumbing Code
  • 2024 Ohio Existing Building Code
  • 2023 National Electrical Code (NFPA 70)
  • 2022 NFPA 13 Standard for the Installation of Automatic Sprinkler Systems
  • 2022 NFPA 72 Standard for the Installation of Fire Alarm Systems
  • 2021 International Energy Conservation Code or 2019 ASHRAE 90.1
  • 2021 International Fuel Gas Code
  • 2017 A117.1 (New Construction and Additions) or 2009 A117.1 (Alterations or Change of Occupancy)

Plan Review...is required and may be accomplished by paper submittal (via mail or in-person at our counter) or by electronic means.   

Statement of Special Inspections Rich Co is required for commercial projects in accordance with OBC Chapter 17. It is the responsibility of the Design Professional to indicate whether special inspections are required for a project. Failure to provide special inspection information where required may delay an approval. Please contact us for further information.
